BY VIRTUE of a decree heretofore granted in the case of: Vanderbilt Mortgage and Finance, Inc. against William S. Jackson, I, the undersigned Special Referee for Fairfield County, will sell on August 14, 2017, at 11:00 a.m. at Fairfield County Courthouse in Winnsboro, South Carolina, to the highest bidder, the following described property, to-wit: All that certain piece, parcel, or tract of land in Fairfield County, South Carolina, containing 2.04 acres, more or less, known as Lot # 38 of Rion Ridge Subdivision, Phase II, shown on a Plat dated September 10, 1997, prepared by R.M. Gaddy and Associates, Inc. RLS #C00243, recorded in Slide 575 at Page 1550 in the Office of the Clerk of Court for Fairfield County, South Carolina; said lot having such metes and bounds as reference to said plat will show, all measurements being a little more or less. Also includes a mobile/manufactured home, a 2007 Oakwood Mobile Home Vin # ROC720551NCAB This being the same property conveyed to William S. Jackson by deed of Atlantic Coast Properties, Inc. date October 27, 2006 and recorded December 21, 2006 in Deed Book 819 at Page 140, in the Clerk of Court’s Office for Fairfield County, SC. TMS No. 197-00-00-123 (per mortgage)and 180-00-02-083-000 (per assessor) Property Address: 285 Ridge Road, Winnsboro, SC 29180 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Special Referee at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff’s debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within thirty (30) days, then the Special Referee may resell the property on the same terms and conditions (at the risk of the said defaulting bidder). Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order. The successful bidder will be required to pay for documentary stamps on the Deed and interest on the balance of the bid from the date of sale to the date of compliance with the bid at the rate of 10.3500%.
