NOTICE OF SALE 2018-CP-20-00295 BY VIRTUE of a decree heretofore granted in the case of: Vanderbilt Mortgage and Finance, Inc. against Kisha M. Chaplin a/k/a Kisha Chaplin a/k/a Kisha Morgan Chaplin and Palmetto Health, I, the undersigned Special Referee for Fairfield County, will sell on February 3, 2020, at 11:00 a.m. at the Fairfield County Courthouse in Winnsboro, South Carolina, to the highest bidder, the following described property, to-wit: All that certain piece, parcel or lot of land, being and situate in Fairfield County, in the State of South Carolina, containing 1.00 acre, more or less and being shown and designated as portion of Tract 2, on that certain plat prepared for Kisha Chaplin by Arthur E. White, Jr. RLS #14196 dated April 18, 1996 and recorded May 28, 1996 in Deed Book NY at Page 284 and having such metes and bounds as reference to said plat will show, all measurements being a little more or less. Chaplin by deed of John Michael Morgan dated May 8, 1996 and recorded May 28, 1996 in Book NY at Page 285 in the Office of the Clerk of Court for Fairfield County. TMS No. 137-00-02-015-000 Property Address: 1269 Dave Cole Road, Blair, SC 29015 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Special Referee at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff’s debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within thirty (30) days, then the Special Referee may resell the property on the same terms and conditions (at the risk of the said defaulting bidder). Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order.
