SUMMONS
YOU ARE HEREBY SUMMONED and required to answer the Complaint in this action, and to serve a copy of your Answer on the subscribers at their offices, 1640 St. Julian Place, Columbia, South Carolina 29202, within thirty (30) days after service hereof, exclusive of the day of such service; except that the United States of America, if named, shall have sixty (60) days to answer after the service hereof, exclusive of the day of such service; and if you fail to answer the Complaint within the time aforesaid, the Plaintiff in this action will apply to the Court for a judgment by default granting the relief demanded in the Complaint.

YOU WILL PLEASE TAKE NOTICE that the Summons and Complaint in the above-captioned action were filed on June 13, 2019, in the Office of the Clerk of Court for Fairfield County, South Carolina.

PLEASE TAKE NOTICE THAT an action involving real property known as 136 Singing Pine Lane, in which you may have an interest, has been commenced in the Court of Common Pleas for Fairfield County, South Carolina and that, by Order of the Clerk of Court filed therein on December 23, 2019, Kelley Yarborough Woody, Esquire has been appointed as the attorney to represent any unknown Defendants that may be in the military service represented by the class designated as John Doe and Guardian ad Litem Nisi for all minors and persons under legal disability as a class designated as Richard Roe, Defendants herein.
PLEASE TAKE NOTICE THAT, unless you or someone on your behalf apply to the Court for appointment of a suitable person to act as Attorney or Guardian ad Litem herein, within thirty (30) days after service by publication of this Notice, the appointment of Kelley Yarborough Woody, Esquire as Guardian ad Litem shall be made absolute.

LIS PENDENS
NOTICE IS HEREBY GIVEN that an action has been commenced and is now pending in this Court upon the Complaint of the above-named Plaintiff for the foreclosure of a certain mortgage of real estate given by James Robertson and Jacqueline Robertson to 21st Century Mortgage Corporation dated August 31, 1998, and recorded in the Office of the Clerk of Court for Fairfield County on September 4, 1998 at 2:46 pm in Book M24 at Page 3217 The premises covered and affected by the said mortgage and the foreclosure thereof, were, at the time of making thereof and at the time of the filing of the Lis Pendens, as described on the attached Exhibit “A”.

EXHIBIT “A”
ALL that certain, piece, parcel, or lot of land containing approximately three (3) acres, more or less, with any improvements thereon, lying, being, and situated in the County of Fairfield, State of South Carolina, near the Town of Ridgeway, having such special shape, metes, and boundaries as are represented by a plat thereof made by Paul Ramsing, RLS, 2508, dated December 20, 1979, and recorded in the RMC Office of Fairfield County in Plat Book FZ, at Page 91, bounded on the West Southwest by the East Northeast line of the right-of-way for Interstate 77 for a distance of Three hundred fifty-six and two tenths (356.2’) feet, more or less; on the South Southwest side by lands now or formerly of Rhoda Robertson for a distance of two hundred fifty-four and one tenth (254.1’) feet, more or less; Southeast by lands now or formerly of Squirewell and now or formerly of Van Exem for a distance of four hundred two and sixth-seven hundredths (402.67’) feet, more or less; on the North Northwest by lands now or formerly of Rhoda Robertson for a distance of five hundred fifty and seven tenths (550.7’) feet, more or less.
This being a portion of the sixty (60) acre tract of lands inherited by Rhoda Robertson from Willie Robertson on January 4, 1969 as recorded in the Office of the Probate Court for Fairfield County in Drawer 225 at Page 5534.
This being the same property conveyed to James Robertson and Jacqueline Robertson by Deed of Rhoda Robertson recorded January 7, 1980 in Book FZ at Page 142. The property was subsequently deeded to Terrel Robertson by Deed of Jacqueline Robertson and James Robertson, reserving and excepting a life estate unto Jacqueline Robertson and James Robertson, recorded June 25, 2014 in Book 1154 at Page 140. Subsequently, the death of Jacqueline Robertson on July 23, 2019 extinguished her life estate interest in the property.
