BY VIRTUE of a decree heretofore granted in the case of:  Wells Fargo Bank, NA vs. Paul A. Cook; Linda McKinstry; The United States of America acting by and through its agency The Department of Housing and Urban Development; , C/A No. 2017CP2000215, The following property will be sold on June 3, 2019, at 11:00 AM at the Fairfield County Courthouse to the highest bidder

All those certain pieces, parcels or lots of land, together with any improvements thereon lying, being and situate in the subdivision known as Hunstanton Acres, in the County of Fairfield, State of South Carolina, and being comprised of Lot 19 and the western portion of Lot 18 as shown on a plat of Hunstanton Acres prepared by David Bozard, dated June 26, 1968 and recorded in the Office of the Clerk of Court for Fairfield County in Plat Book “8” at Page 72, and also shown on a plat of Huntstaton Acres prepared by Elmer L. Driggers, RLS, dated July 7, 1981, and having the following boundaries and measurements as shown on the last mentioned plat, to wit: On the North by property, now or formerly, of McKenzie and Nazarene Church, measuring thereon, in the aggregate distance of two hundred forty-one and seventy-five hundredths (241.75) feet, more or less; on the East by the Eastern portion of Lot 18, now or formerly owned by the Nazarene Church, and measuring thereon one hundred twenty-five and five tenths (125.5) feet, more or less; on the Southeast by Lot 17, measuring thereon one hundred forty-nine and fifty five hundredths (149.55) feet, more or less; on the Southwest by a street, measuring thereon One Hundred fourteen and seventy-five hundredths (114.75) feet, more or less; and on the West by Lot 20, measuring thereon One Hundred fifty-two and severity five hundredths (152.75) feet, more or less.

SUBJECT TO ASSESSMENTS, FAIRFIELD COUNTY AD VALOREM TAXES, EASEMENTS AND/OR, RESTRICTIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES.

TERMS OF SALE:  A 5% deposit in certified funds is required.  The deposit will be applied towards the purchase price unless the bidder defaults, in which case the deposit will be forfeited.  If the successful bidder fails, or refuses, to make the required deposit, or comply with his bid within 30 days, then the property will be resold at his risk.  No personal or deficiency judgment being demanded, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately.  The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 3.75% per annum.  For complete terms of sale, see Judgment of Foreclosure and Sale filed with the Fairfield County Clerk of Court at C/A #2017CP2000215.
